Tesson Ridge Project to Revitalize Vacant 100-Acre Property in South St. Louis County with Emphasis on Community and Sustainability 

 

ST. LOUIS, MO (April 22, 2021) – A plan to revitalize the former MetLife office complex on a 100-acre parcel of land in South St. Louis County is underway. The site located between Tesson Ferry Road and Keller Road in South St. Louis County is home to a now-vacant office campus comprising approximately 650,000 square feet of existing buildings.  

The proposed development, which will be called Tesson Ridge, represents a sustainable approach and is designed to enhance the overall aesthetic and value of the community. The project will adapt existing structures, where possible, to reduce its environmental footprint and invest significant resources into creating a preeminent residential community. Included in the sustainable approach are plans for single-family residential housing and green space in previously-paved areas for walking trails, landscaping and carefully-designed community amenities. 

Tesson Ridge aims to be a community-oriented development, which would include a public plaza with an outdoor pavilion and playfields, as well as the Lake at Tesson Ridge. The development would also provide amenities and services to the community, which could include boutiques, restaurants and offices.

The Tesson Ridge development will include four distinct areas:   

  • The Manors at Tesson Ridge: Modern, suburban homes, built by a premier home builder with experience in the luxury market, representative of the style and quality construction in the neighboring communities, priced starting in the low $500,000s to $1 million+. The development will consist of no more than 110 homes.  

  • The Residences at Tesson Ridge: Spacious luxury rental units which will have access to community amenities including a fitness center, swimming pool, sports courts and community room. The project will include 210 upscale residences.

  • The Villas at Tesson Ridge: Upscale, single-family homes which will be available to homebuyers starting at $250,000. The development will include no more than 60 villas.

  • The Shops at Tesson Ridge: Featuring tenants, which could include retail, restaurant, office, medical and wellness, to provide amenities and services to the Tesson Ridge community and surrounding neighborhoods.  

The project will go before the St. Louis County Planning Commission for zoning approval this spring and will invite input from the community at an upcoming Town Hall on Thursday, April 29 at 6:00 p.m.
